AURORA, CO. (January 17, 2023) – Corporex has broken ground on a 660-car structured parking garage located at the intersection of East Colfax Avenue and Xanadu Street in Aurora, Co. The garage is being built in anticipation of future construction of a 226,000 sq foot office building, named Fitz 500, that will be built on an adjacent site.

The new parking garage and Fitz 500 Class A office building, the first newly built Class A office building in Aurora in 20+ years, will be located on the opposite side of Colfax Avenue from the Rocky Mountain VA Medical Center. Corporex is in the process of pre-leasing the 8-story office building with first floor retail and restaurant space. Anticipated start date on construction for the office building is late 2023.

“We are proceeding with construction of the parking garage in advance of the anticipated Fitz 500 office building due to anticipated long-lead times for permitting and construction that are typical for the Aurora/Denver area,” said Tom Banta, Chief Real Estate Officer for Corporex. “We are fast tracking this portion of the development so that we will be in a position to have the building ready for tenants as soon as possible. The Fitzsimons Village development is a highly sought-after location, and the addition of the parking garage and office building will be a valuable asset to the community.”

The parking garage is being funded by Tax Increment Financing (TIF) Bonds issued by the Fitzsimons Village Metro District. The construction manager of both the parking garage and office building is Corporex, with Turner Construction serving as the general contractor.  HNA/PACIFIC Parking Design and Consulting is serving as architect for the parking garage. Elevar Design Group is performing architectural design for the Fitz 500 Class A office building.

The Fitzsimons Village is a mixed-use development located directly across Colfax Avenue from the Anschutz Medical Campus, which includes the University of Colorado Hospital, Children’s Hospital of Colorado, and the Veteran’s Administration Hospital. The development encompasses two Corporex owned and developed hotels, the Hyatt Regency Aurora-Denver Conference Center and the Springhill Suites by Marriott at Anschutz Medical Campus.  Additionally, the community includes the Fitz 100 office building, a 167,000 sq foot building with a parking garage, developed by Corporex and owned by Children’s Hospital.  There are nearly 900 residential units in various stages of completion, as well.
